Electrician in Buda, TX
New construction has reshaped Buda faster than almost anywhere on the I-35 corridor, and a lot of those builder-grade homes in subdivisions like Garlic Creek, Whispering Hollow, Shadow Creek and Sunfield were wired to the minimum the builder needed, not to how your family actually lives. We serve Buda from our Spicewood base with a licensed, family-owned team that knows what those panels do and do not leave room for.
That often means a home that looks brand new still needs added circuits, a dedicated line for an EV charger, or surge protection the builder skipped. On the other side of town, some older homes near the historic downtown have their own quirks and deserve a careful look before you add load.
On a Buda troubleshooting call we charge a diagnostic fee to pin down the real cause, then explain your options in plain language and give you optional, flat-rate repair pricing so you can decide what to do.

Wiring built for Buda
Much of Buda is newer tract housing sitting on flat to gently rolling ground south of Austin, built quickly to keep up with the growth along I-35. These homes usually have a modern panel, but the spare breaker space and circuit layout were planned around move-in day, not around a Level 2 charger in the garage, a hot tub out back, or a finished-out game room. Adding those loads correctly often starts with a load calculation to confirm the service can carry them.
A smaller set of homes closer to the old downtown core are older and may have dated wiring or undersized service that should be evaluated before new loads go on. Electrical permits and inspections in town run through the City of Buda, with Hays County handling work outside the city limits. Much of the area is served by Pedernales Electric Cooperative, with Bluebonnet Electric Cooperative serving some parts, and we coordinate any meter or service work with your provider.

Electrical services in Buda
Licensed, local and upfront
We know Buda's new-build panels
The builder-grade panels across Garlic Creek, Whispering Hollow, Shadow Creek and Sunfield share predictable gaps. We know where the spare capacity is and how to add loads without overloading the service.
EV and surge work done right
A charger or surge device added without a load calculation can cause more trouble than it solves. We confirm the panel can handle it, then install to the current code.
City and county permitting handled
In-town work goes through the City of Buda and work outside the limits goes through Hays County. We pull the permit and handle the inspection so your job is properly closed out.
Diagnostic fee, then flat-rate repairs
For troubleshooting, a diagnostic fee covers finding the cause, then you choose from optional flat-rate repair pricing. A planned install like an EV charger is quoted flat-rate up front. No hourly meter.
Licensed and insured
TECL 29321 and TX Master License 269417, with every job done to the current National Electrical Code.
Signs it is time to call an electrician
You want to charge an EV but are not sure the panel can take it
Many Buda homes have the panel space but not confirmed capacity. A load calculation tells you whether a charger fits as-is or needs a service change first.
Breakers trip when the house is fully loaded
When the AC, oven and a few large appliances run together and a breaker trips, the circuits are likely at their limit. That usually means a load that needs its own circuit.
There is no surge protector at the panel
If the builder left the panel without a surge device, the electronics in a newer home are exposed. A Type 2 protector at the panel is an easy, worthwhile fix.

Chris and Caden did an amazing job installing my EV charger and helped assist me with other electrical questions I had around my house!! Very professional and kind. I highly recommend them!
Chris and Caden did a great job of installing a dedicated circuit and outlet for us. They were very thorough in checking out the existing circuit outlets and also patient with explaining everything before starting. I appreciated especially the quality of their work, their professionalism, and their willingness to throw in extra work where they saw fit at no charge. In short, I couldn’t be happier about the job they did.
Chris and Caden were awesome - they installed an entire new main panel and a new subpanel very effectively. We knew exactly what to expect at every step in the process, and now everything is up to code! If we need any additional electrical work, we will absolutely call Magnify Electric.
Trayvon is such a professional. He answers any and all questions. Does an amazing job in whatever is needed, and you’d never even know he had been here as he tidies up impeccably. He is our family’s electrician. I’d give 10 stars if able!
Felt lucky to have found Magnify Electric. Christian fixed the issue we were having with our hardwired smoke alarms, installed a whole-house surge protector, and fixed a longstanding light switch issue. He did everything with excellence and efficiency. He did a great job of communicating throughout the process. Thanks so much!
Showed as scheduled. Had to coordinate with PEC and everything went very smoothly. Christian was very professional and completed the job quickly. Very satisfied with the results. I would recommend them to do any electrical work in my home.
Electrician in Buda: common questions
Can you install an EV charger in a new Buda subdivision home?
Yes, and we do it often in Garlic Creek, Whispering Hollow, Shadow Creek and Sunfield. We start with a load calculation to confirm your panel can carry a Level 2 charger, then run a dedicated circuit and install it to code. If the service is already maxed out, we will tell you up front what a panel change would involve.
My Buda home is only a few years old. Why would I need electrical work?
A builder wires to the minimum the plan requires, so a newer Garlic Creek or Sunfield home is often short on outlets, has no panel-level surge protection, and leaves no spare circuit for an EV charger or hot tub. Adding those correctly is the most common work we do in town, and none of it means your home was built poorly.
Who is my electric utility in Buda?
Much of the Buda area is served by Pedernales Electric Cooperative, with Bluebonnet Electric Cooperative covering some parts. On a service change we arrange any disconnect, reconnect or meter work directly with your provider.
Do I need a permit for electrical work in Buda?
For work inside the city limits, permits and inspections go through the City of Buda. Properties outside the limits fall under Hays County. For jobs that require it, such as a service change, an EV circuit or new wiring, we pull the permit and handle the inspection.
Is whole-home surge protection worth it on a newer home?
Yes. A newer home is full of electronics, smart devices and HVAC control boards that a surge can damage, and builders often leave a surge device out to hit a price. A Type 2 protector installed at the panel is a low-cost layer of protection for everything downstream.
An outlet in my newer home smells like it is burning or is sparking. Now what?
Do not wait on it. If you can safely reach the panel, turn off the breaker for that circuit, keep everyone clear, and call us right away. If there is fire or smoke, call 911 first. Do not keep using the outlet until a licensed electrician has checked it, since a loose connection in a fast-built home can hide behind the drywall.
How does your pricing work?
For a repair with an unknown cause, we charge a troubleshooting fee to diagnose the issue, then hand you optional, flat-rate repair pricing to approve so the choice is yours. Known-scope installs like a panel upgrade or EV charger are quoted flat-rate up front.
Do you offer any discounts?
Yes. Military, educators and first responders get 15% off through a complimentary VIP membership, and financing is available on larger projects like panel upgrades and EV charger installs. Ask us when you book and we will apply what fits.
